How much of a loan amount do I qualify for?

"There are several factors involved in determining the maximum loan amount for you and every prospective home buyer.  My job is to ask the right questions and get your best answers to questions such as what is your monthly gross income from your work and any other sources of income.  How long you have been working in the same line of work.  What your monthly out go is such as car payments, credit card payments, etc.  With this information and a tri-bureau merged credit report I can pre-qualify you for a loan amount.  If you want to be pre-approved I would need an application filled out and supporting documentation such as your last two years W-2's, most recent pay-stub and last two months bank statements from all accounts and monthly payments to all of your creditors.  One of our underwriters can quickly determine your maximum purchasing power with this information."

"This question really cannot be answered at this moment in time Rance.  Interest rates are always going up and down and the rates that are set in the morning can change possibly two times in the same day due to "bond market" fluctuation.  There are many other factors that determine your "rate" the most important being your credit.  I can quote you an "A" paper rate now, but I would need all of your personal financial information before the rate quote would be a good one.  Your final rate can also be locked for a certain amount of days to allow me to process, underwrite and finally close your loan.  Most of the time there is not a fee to lock your rate unless the lock is for more than thirty days."
